Average House Price in Jersey Drops 5% Over Past Year, Report Finds

Jersey's average house price has fallen by 5% over the past year to around £569,000, with property sales down 1% and rental transactions decreasing by 19 units.

House Prices Decline in Jersey

The average house price in Jersey has decreased by 5% over the last year, according to a recent report.

The current average property price is approximately £569,000, down from nearly £600,000 at the beginning of 2025.

During the same period, the number of properties sold declined by 1%, and sales were 10% lower compared to the final quarter of 2025.

House Price Index and Rental Sector Trends

The report, published by Statistics Jersey, noted that the House Price Index (HPI) remains 18% below its peak, which was recorded in the third quarter of 2022.

In the private rental sector, transactions involving HPI-eligible properties showed a net reduction of 19 rental units during the quarter.

Of the properties transacted, 49 were previously part of the private rental sector, while 30 were acquired for rental purposes.
